Dropby.

Before you walk in

Two minutes. Don't skip these.

In 4 → hold 7 → out 8. Three cycles.

The one thing

Your job is not to close a sale. Your job is to leave a card with the right person's name on the back. That's it. Set the bar low and you'll clear it.

The 30-second pitch

Memorize the bold parts. Riff the rest.

1 — Open

"Hi, I'm [your name] with [Your Company] — the HVAC company up in [Your City]."

Local + landmark. Disarms "who are you" instantly.

2 — Disarm (most important)

"I'm not here to sell you anything today — just wanted to drop off a card in case your heat or AC ever acts up."

This sentence is the whole game. Say it slow.

3 — Get the name

"Who handles the building stuff here — is that the office manager?"

Write the name on the back of a spare card.

4 — The probe

"Is there anything bugging them right now? Hot spots, a unit making noise, anything like that?"

Yes → ask for the manager. No → leave card.

5 — Close & exit

"Here's my card — we do everything from filter changes to full replacements, and we handle a lot of the national chains. Keep us in mind. Thanks for your time."

Smile, walk out. Don't linger.

Objection handlers

"We already have a guy."

"Great — every business should. We're just the backup when your guy's tied up. Mind if I leave a card?"

"The manager isn't here."

"No problem. What's their name? I'll write it on the card so they know who it's for."

"We're not interested."

"Totally fair — no pitch. Just leaving a card in case something breaks on a Sunday."

"Send us an email."

"Happy to — what's the best address? Whose attention should I put it to?"

"How much do you charge?"

"Depends on the job — service call is [rate] and we quote replacements free. Want me to send someone to look?"

"What makes you different?"

"We answer the phone. Most don't. And we handle the big national chains so we know commercial systems."

Rehearse the pitch

Practice until it feels boring. Then it'll feel natural in person.
